By the time most homeowners in Oakland, Macomb, or Wayne County call us, the moisture problem is a year old. The signs were there. They were just easy to explain away. Here are the five we hear about most, in the order people usually notice them.
1. A musty smell that comes and goes
The smell is strongest in the morning, after rain, or when the furnace kicks on, and you stop noticing it after a few minutes. That pattern is the signature of mold growing somewhere you cannot see: behind a finished basement wall in Canton, under a bathroom floor in Dearborn, inside ductwork in a Warren ranch. If a candle fixes it, that is a clue, not a solution.
2. Peeling, bubbling, or chalky paint
Paint fails when moisture pushes through from behind. Look for it on exterior walls, ceilings under bathrooms, and around window frames. A bubble you can press and feel water in is an active leak. Chalky, powdery paint on a basement wall is water vapor moving through concrete.
3. Condensation on windows every morning
Some winter condensation is normal in Michigan. Windows that are wet every morning, or that show mold in the corners of the frame, mean indoor humidity is too high. That same humidity is condensing inside your walls and attic where you cannot see it. Common causes are a humidifier set too high, bathroom fans that do not vent outside, and a dryer vent that has come loose.
4. Stains that keep coming back
A ceiling stain you painted over last spring that has returned is not a stain problem. Water is still getting there. Roof flashing, an overflowing gutter, or a slow leak at a tub drain are the usual causes in the homes we see in Rochester Hills, Shelby Township, and Livonia.
5. Allergy symptoms that improve when you leave
Congestion, itchy eyes, a cough that clears up on vacation and returns the day you get home. When a whole family reports it, or when one room makes it worse, the house is usually the cause. This is where professional air quality testing earns its cost. It tells you whether spore levels are elevated and which room to look in.
What to do about it
- Buy a cheap hygrometer and keep indoor humidity between 30 and 50 percent. Under 40 in winter.
- Check that every bathroom fan and the dryer vent actually terminate outside.
- Walk the exterior after a hard rain. Gutters overflowing, downspouts dumping at the foundation, and soil sloping toward the house are the three biggest basement moisture sources in Michigan.
- Put a moisture meter on any stain or soft spot. They cost less than a service call.
- If the smell persists or the symptoms line up, get an assessment before you open any walls.
