Attic mold is the call we get most often after a home inspection falls apart. A buyer's inspector pokes his head through the hatch in a Shelby Township colonial, shines a flashlight at the underside of the roof, and finds it coated in black. The sale stalls, and the seller finds out about a problem that has been growing for years.

Why Michigan attics grow mold

Attic mold is almost always a ventilation and moisture problem, not a roof leak. Warm, humid air from the living space rises into the attic. In a Michigan winter, that air hits roof sheathing that is close to freezing and condenses. The wood stays damp, and mold moves in. The usual causes:

• Bathroom exhaust fans that vent into the attic instead of through the roof. We find this in a surprising number of homes in Rochester Hills, Macomb Township, and Canton.
• Blocked soffit vents, usually from insulation pushed too far to the eaves.
• Not enough ridge or roof venting for the attic's size.
• Air leaks around recessed lights, the attic hatch, and plumbing chases that let house air pour in.
• Ice dams that force meltwater under shingles every February.

How to spot it before an inspector does

• Dark staining or fuzzy growth on the underside of the roof sheathing, often heaviest on the north side.
• Frost on the nails in winter. That frost melts every sunny day and drips onto the wood.
• Insulation that looks matted or damp.
• A musty smell at the top of the stairs or near the attic access.
• Rusted nail heads and delaminating plywood in older homes.

What it costs to wait

Caught early, attic mold remediation in Southeast Michigan is usually a one or two day job: treat the sheathing, correct the ventilation, and replace any insulation that got wet. Left for years, the plywood delaminates and has to be replaced from above, which means a roofing crew on top of a remediation crew. Rot in the rafters is worse still.
